Listing permits are read off the page and checked against the register itself. A claimed number that does not resolve, or resolves to a different property, is a measured finding rather than an opinion.

What the Radar watches hardest here

Material information on listings: price qualifiers, tenure, fees and known defects; the DMCC regime now backs what NTSELAT guidance started.
Tenant Fees Act: any website copy implying banned fees is a finding in itself.
Trakheesi permits: Dubai listings require valid permit numbers, and the Radar checks them like any other register claim.
Off-plan and investment promotion: yield promises can cross into financial promotion, engaging FSMA s.21 and FCA fair-clear-not-misleading rules.
Portals and duplicated listings: your feed to portals is your statement too; stale prices on a portal you control are your risk.

A worked scenario

A lettings and sales agency, London + Dubai desk

Challenge. Dubai listings went live before permits were issued, and London lettings pages still promised "zero admin fees for landlords, tenants pay costs".

What the Radar did. Register validation flagged the missing Trakheesi permits; the text tests flagged the tenant-fee implication against the Tenant Fees Act with the exact section.

Outcome. Permits obtained before RERA noticed; copy corrected the same week; both closures vaulted with evidence.
